    La Costa and Aviara, California are two stunning resort communities nestled within the greater community of Carlsbad in Southern California. They are located approximately 35 miles north of downtown San Diego. This is a world famous resort and residential community with rolling hills, picturesque canyons, and breathtaking views that stretch all the way to the Pacific Ocean. The famous La Costa Resort Hotel draws the rich and famous from around the world. Currently undergoing a $55 million renaissance, it hosts major tennis and golf tournaments each year. Guests and club members can enjoy two 18-hole P.G.A. championship golf courses, 23 tennis courts, three swimming pools, five restaurants, three lounges, a movie theater, and an 8,000 square-foot ballroom.

The hills and canyons of La Costa offer the perfect backdrop for a variety of estates, luxury homes, and condominiums. Many are second homes that offer retreats for people from around the world. The last of the original land holdings are now being developed into new master-planned, residential communities. The first of these, La Costa Valley, was built out in 2002. It features parks, open space, walking trails, community recreation facilities, and a day-care center for children. Young families and retired people alike are attracted to the casual lifestyle, convenient location and fine schools of the new La Costa neighborhoods. La Costa and Aviara

Aviara is also an exclusive resort community right in the heart of the lush hills of southern Carlsbad overlooking the Pacific Ocean and the Batiquitos Lagoon. This award-winning master-planned community is west of La Costa and has a population of 4,925 residents. Aviara is known as one of the most exquisite and successful residential real estate developments in all of Southern California and is anchored by the elegant five-star Four Seasons Resort Aviara. Community members enjoy a high standard of living with the median household income being $99,199.

After years of planning, the first neighborhood named Pavona, was developed and ready in 1989. The final community, Tesoro, will be completed in 2004 making a total of 2,025 Aviara homes in 21 individual neighborhoods. The area is home to Callaway, Cobra, Titleist, and Taylor Made, all of which have contributed to the area's reputation as the "Golf Capital of the World."

Like all the areas of Carlsbad, La Costa schools are excellent and have an outstanding reputation. Younger children attend either the Encinitas Union School District or the San Marcos Unified School District while the San Dieguito Union High School District serves the high school students. Parents are proud of the award-winning Aviara schools. Younger children attend the Aviara Oaks Elementary and Middle School while Carlsbad High School serves the older set. There are also many fine private schools conveniently located throughout the area.
